Choose an agent that is there for you. An agent should be actively finding you potential homes, inform you of the process, negotiating on your behalf, and answer all of your questions.

Find an agent who represents you, not the seller . This is important during the negotiations. If you are working with the seller's agent, they cannot negotiate for either of you. They are also not focused on getting you the lowest price.

When you use a buyer's agent, you will see more properties. Their connected to their MLS, also they are actively finding homes that are listed as FSBO, or homes that sellers are thinking about listing.

  When you work alone:

You house hunt on your own time, doing your own research on market conditions and housing types available.

You make your own arrangements with listing agents or sellers to see homes for sale.

You're in charge of the transaction, so you should educate yourself on relevant federal and state laws or sales regulations governing your purchase before you negotiate.

You arrange for specific services, such as legal advice in drafting a purchase contract or calling in home inspectors.

You move your own paperwork through the transaction.

You pay for any agent services you decide you need, such as help in negotiating a contract.
