Why Should a Seller get a Home Inspection?

Get a state licensed inspector they will examine:
Effective July 1, 2005 in Indiana
  • Furnaces and air conditioners (within limits)
  • Main water shutoff controls
  • Floors and Foundations
  • Walls and partitions
  • The roof and siding
  • Windows and doors
  • Plumbing and electrical system


  • Getting an Prelisting Inspection
    You may want to get your home inspected before the listing it. An inspection report may identify defects that are unknown to you. Defects must be disclosed to any buyer or should be repaired before you list. A pre-inspection report may also be used by your agent in the sale of your home.

    Preparing Your Home for an Inspection
    Before your home is inspected, do some repairs. Do you need to replace gutter downspouts? Do you have splash blocks? Do you have missing or broken electrical cover plates? Do all lights work? You may only have a bulb burned out. However, the inspector will write it up as defective. Do you have vines growing on the air conditioner?

    Make the house easy to inspect
    Give the inspector easy access to crawl spaces, electrical panel boxes, furnaces, and etc.

    The inspector is will not disassemble anything, such as a complete examination of the furnace. The inspector may find items that need to be checked by other professional. Such as a licensed building contractor, licensed plumber, furnace service company, or a licensed electrical contractor.
